"GCL's property management and accountancy department has proved to be very efficient and productive in calculating and collecting both Rent and Service Charge payments from all of the Extra MSA Group's Amenity Building and Hotel Tenants, both main-stream multiples and small independent traders. All main leases are a combination of Base & Turnover Rent, so the calculation of the Turnover Rents has been and continues to be, a very important part of this service. Close liaison with all of the tenants is required to collate monthly sales information, assisting Extra MSA Group with its monthly management accounting and for the calculation of the quarterly Turnover Rents, as due from all main tenants quarterly in arrears, in addition to the base rental as payable quarterly in advance. There is also the quarterly recovery of service charge, contributions from each tenant, together with monthly food court charges applicable to the majority of the amenity building tenants. GCL's efficient attention to the detailed provisions of each lease and administration of the collection of the rent and service charge payments is a valuable support service for Extra MSA Group and undertaken to a high standard."
