Henry Boot needed specialist surveyors to manage the development and the subsequent smooth running of Folkestone Services.

Developing a new service station site from scratch, Henry Boot were looking for a single, specialist agent to manage the complete project from advising suppliers through to developing site regulations and handbooks.
With the site experiencing higher than average volumes of both commercial and individual usage due to its location the management of the site needed to work with the tenants to give them the support and structure to build turnover and provide all visitors with a great experience..
GCL were appointed to manage the set up of the development and, also to establish the site regulations and health and safety regime. GCL’s unique experience in the travel sector enabled them to create a flexible structure and documentation specific to this site, leading to a bespoke structure for STOP 24. The scheme was new to many of the tenants who needed concise, simple advice on how it was to work.
GCL’s role takes into consideration the variety of visitors, including caravan drivers and coaches. In addition to managing the site and tenant relationships, GCL also administer the incentive scheme for coach drivers, ensuring a constantly high volume of traffic for the site.
The results to date have been impressive, with high standards being achieved throughout the site, including the “Loo of the Year award”, reflecting the continuing excellent condition of the facilities. With GCL’s approach to rent income, based on turnover, the site is after a difficult start showing exceptional growth in customer numbers and improved return on investment for Henry Boot.
